Transactional Due Diligence: Environmental Site Assessments
In most cases, environmental contamination and its liabilities are the sole responsibility of the property owner. Because of this significant risk, an environmental site assessment is an essential service provided by NOVA’s environmental professionals.
Environmental transactional due diligence involves three different phases of an environmental site assessment intended to identify any recognized environmental conditions, determine the extent of the environmental risks, and develop a plan to bring the property into environmental compliance.
PHASE 1: Non-intrusive limited inquiry looking at records and the site to identify recognized environmental conditions.
PHASE 2: Intrusive investigation of the soil, groundwater, air assessment, and others. This phase focuses on assessing recognized environmental conditions identified during phase 1.
PHASE 3: Corrective or remedial action, passive or active, is required to remedy recognized environmental conditions and related contamination both horizontally and vertically. Our consultants assist with developing a plan of action for addressing any environmental conditions or contamination to ensure compliance.

BÜRKERT FLUID CONTROL NORTH AMERICA HEADQUARTERS, HUNTERSVILLE, NC
Dates of Service: November 2016 – August 2018 | NOVA Project Fee: $409,970
Services Provided: Environmental Consulting, Geotechnical Engineer of Record, Forensic Investigations/Non-Destructive Testing, Construction Materials Testing
The project concept included restoration and repurposing 63,000 square feet of the existing facility, to include businesses offering services ranging from dry-cleaning to child care to quality groceries and dry goods. It was the owner’s intent for the project to serve the day-to-day needs of the citizens in the surrounding Grant Park, Ormewood Park, Cabbagetown, Reynoldstown, and East Atlanta neighborhoods. Due to geotechnical and environmental considerations at the site, NOVA worked to develop and implement an effective subgrade remediation plan for foundation support due to unsuitable materials, alternate chlorinated solvent remediation strategy consisting of both in-situ and ex-site technologies. NOVA oversaw the installation of the subgrade remediation, designed and oversaw the Vapor Intrusion Mitigation System (VIMS) consisting of an active/passive Sub-Slab Depressurization System (SSDS), and a vapor barrier product retrofitted for use in an existing building. Through value engineering, NOVA was able to save our Client approximately $334,000.00 of a budget of $2,200,000.00.
PONCE CITY MARKET
Dates of Service: March 2012 – December 2020
Project consisted of major renovations and additions to the former Sears & Roebuck warehouse and City Hall East for the City of Atlanta, located on Ponce De Leon Avenue in northeast Atlanta. This 12-level building is nearly 100 years old and includes over 2 million square feet of space. The redevelopment of the site included demolition of most of the exterior parking decks, remediation of environmentally impacted soils and groundwater, replacement of the existing roof over the main building, and renovation of most of the current interior improvements of the main building. In addition to the renovation of the main building space interior, two (2) new retail exhibition structures, a new seven (7) level ramping system, and an elevated podium parking level are being constructed. A roof top amenity deck, SkyLine, contains an 18-hole mini golf course, boardwalk-style games and a bar for craft cocktails. Below-grade parking is also available underneath the podium parking level which required new perimeter retaining walls and reuse of some of the existing retaining walls.

EASTSIDE CONNECTIONS, Charlotte, NC
Dates of Service: 2018 – 2020
Services Provided: Environmental Consulting, Construction Materials Testing, NCDOT Inspection
The site is located north of the intersection of Idlewild Road and Monroe Road in Charlotte, North Carolina. The site was previously developed with several retail and office structures. The existing structures were razed as a part of this development. The project included grading to finished subgrade elevations of each of the 6 proposed parcels and on-site roadways, installation of pavements for on-site roadways and structures across the site, construction of retail structure and associated parking and drives for the 9 proposed out parcels at the site, and NCDOT right-of-way improvements at development entrances along Monroe Road, Idlewild Road, and E. Independence Boulevard.
NOVA’s team provided pre-demolition Asbestos and Lead Based Paint surveys for the existing structures, consulting, sampling and documentation during demolition of the structures, underground tank closure observations and documentation, soil and ground water sampling, NCDEQ permitting, vapor intrusion studies, and Phase I and Phase II ESA’s as the project site and scope progressed. NOVA is also providing construction materials testing services associated with site development and construction of outparcel buildings. This project was completed within scope, budget and schedule.
