The 21.6-acre development contains forty two-story structures (266 units), net rentable area of 305,984 square feet, constructed between 1971 and 1973. NOVA performed a Property Condition Assessment, which included review of any plans and drawings, associated reports and records, and interviews with property managers and on-site maintenance personnel for the property; a walk-through of the public and maintenance areas as well as 50% of the representative units; observations included type and general condition of the materials and building systems, as well as problems and visible defects; performed in general accordance with ASTM E-2018-08, Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process. In addition, an Environmental Site Assessment, Asbestos and Lead survey was conducted for the subject property with the same sampling frequency of the units referenced above.
